The Board of Trustees met on Tuesday, November 20, 2012, at 7:00 PM in the Garden Room.
The Financial report shows that the revenue in October 2012 was slightly above the budgeted amount and the expenses were similarly lower but these differences are due to receipt of some past fees, and timing of expense items.
Work continues on the repair and maintenance of the Clubhouse to prevent deterioration and is sealed from outside water. Water seepage into the building through windows and doors over the years has caused steel beams to rust and wood to rot. Beams need to be exposed and repaired, window and doors have had to be replaced, and the building is gradually being sealed to keep out water.
The construction on Greenwood Parkway for the underground installation of new power conduit has been completed and the result should be more consistent electrical service to Greenwood residents.
Hurricane Sandy damaged many trees in Greenwood. Some homes were damaged by falling trees and tree limbs and a large tree fell on the Tennis Courts. Several trees in the Common Areas are leaning on other trees creating a hazard to anyone walking in those areas. The Landscape Committee, a tree service and the GVCA Manager will work together to take down trees that are hazardous at minimal cost. Residents are advised to contact the office if they see a tree that is dangerous to people and things.
The ACCES Committee reported that all of the applications submitted were acted on at it last meeting and all were improved. The Committee is following up on a few properties that require some scrutiny and sending letters when necessary to remind owners about the standards of Greenwood Village.
The Board of Trustees approved the new Rules and Guidelines for Retractable Awnings in Greenwood Village (link to the rules et al). These can be found in the Governance Section (show these as a separate page under Governance for the time being. Scott will have to give you these electronically.) The rules apply to all housing units in Greenwood and as always, a condominium owners must get approval from their condominium association first before proceeding to ACCES. The Rules are very specific about the warranty and quality of the frame and materials used and require a wind and rain sensor as well as a manual crank in the case of a power outage and has several other provisions that residents need to observe.
The Recreation Committee announced its year long calendar of parties and events and reminded residents of the December 7, 2012 Holiday Party at 7:00 PM at the Clubhouse. (see the flyer in the Newsletter). Sign up now so you don’t miss the best party of the year (besides the Clambake). Some new events will be several Wine Tasting parties starting on January 16, the Annual Trout Derby and a Cinco de Mayo party on May 4, several summer events, the clambake and the annual holiday party. The Website Committee reported on the October traffic report as well some of the feedback it has received from residents about improvement to the website as well in Greenwood Village itself. Residents are being asked to contribute ideas in the newsletter and on the website.
